national property market is certainly in recovery and house prices are on the
increase, but how affordable is property in the Dartford area?
A
simple trick of the trade to help you judge the affordability of a town is to
work out the ratio of average property prices to average salaries. The lower
the ratio, the more affordable the property is.
Our
research has found that Dartford (DA postcodes) currently has an average
property value of around £225,500 and an average salary of £21,185.
This
gives a ratio of 10.64 which is higher than the National average of 9.36.
Dartford
itself, DA1 postcode, has an average property value of £191,300 with an average
salary of £19,700 and a Price/Earnings ratio of 9.71, making living in the DA1
area of Dartford more affordable than most other DA postcodes.
Meanwhile
in Swanscombe (DA10) the ratio of property values to salary is 9.98 with an
average salary of £16,248 and average property price of £162,200.
We
also had a look at Bexley (DA8) and found that the average salary there is £18,307,
but average property prices are £180,000 giving a ratio of 9.83.
Taking
the above information into account, now could be a brilliant time to consider
investing in the Dartford property market.

properties), Brook Park (8 properties), Wyvern Close (19 properties),
Christchurch Road (22 properties) and Green Street Green Road (12 properties).
The highest turnover streets are: Knights Manor Way (340 properties
with 533 transactions), Churchill Close (129 properties with 242 transactions),
Dartford Road (263 properties with 239 transactions), Princes Road (274
properties with 238 transactions and Woodfall Drive (114 properties with 237
transactions).
