What makes a good rental property for Dartford?

I am quite often asked by landlords or potential landlords as to what makes a good rental property.

There is no hard or fast rule as to what makes a "good" rental property as there are many things to consider; not just for the tenants, but also the landlords!

Tenants want a nice clean property that is well maintained and easy to keep clean, whilst having everything that they need, at a price they can afford.

For Landlords, the question they need to answer is what their long term aim is. Sounds easy, but there are several factors to consider before buying a property to rent out. Is it just to make high yields on the monthly rental or are they looking more at the longer term situation where the price of the property increases at a greater rate and they make money when selling or when they re-mortgage to purchase another property to rent out.

It is a detached 2 bedroom bungalow on a popular residential road that is close to major road networks into London and main motorway networks, whilst being in a quiet location. There are not many areas that boast this kind of location.

The property has been fully refurbished including a complete re-wire, redecoration and fitted with new carpets.                                                

As well as preparing the property visually to a very high standard, the property also has brand new appliances such as cooker and microwave, and comes with both a fridge and freezer as well as a washing machine and lawn mower!

The lawn mower is an important part of the inventory as this property has a garden that is well over 100' long and would be ideal for a keen gardener!  It also has a shed and a greenhouse, so everything for the gardener.

Although not the cheapest property that we manage, this property offers everything that professional tenants want; space, new appliances, well appointed, plenty of parking, convenience for travelling and a private garden overlooking the woods!!
